<b>מה הדברים שעל המשכיר לעשות או על השוכר. ובו ב סעיפים:</b><br>המשכיר בית לחבירו חייב להעמיד לו דלתות ולפתוח לו החלונות שנתקלקלו ולחזק את התקרה ולסמוך את הקורה שנשברה ולעשות נגר ומנעול וכן אם נפחתה המעזיבה והתקרה בד' טפחים חייב לתקנה וכל כיוצא בזה מדברים שהם מעשה אומן והם עיקר גדול בישיבת הבתים והחצרות: הגה ואע"פ שנכנס שם השוכר [ וראה שלא היו שם דברים אלו לא] אמרינן דנתפייס במה שראה אלא על המשכיר לתקן תקן המשכיר דברים אלו ונשברו תוך ימי השכירות אם א"ל בית זה א"צ להעמיד לו אחר אמר לו בית סתם צריך לתקנו כל ימי השכירות (נ"י פרק השואל והגהות מיימוני פ"ו דשכירות) (וע"ל סי' שי"ב סי"ז):
השוכר חייב לעשות מעקה ומזוזה ולתקן מקום המזוזה משלו וכן אם רצה לעשות סולם או מרזב או להטיח גגו הרי זה עושה משל עצמו: הגה וה"ה כל דבר שאינו מעשה אומן (טור) ובכל אלו העניינים הולכין אחר מנהג המדינה (טור בשם הרמב"ם):
